A practical roadmap from touring to closing.

Before you start looking

  • Get pre-approved - talk to a lender before touring so you know your price range and can move quickly on an offer.
  • Understand your costs - beyond the purchase price, budget for closing costs (typically 2–5% of the price), inspections, and any immediate repairs.
  • Choose your representation - in PA and NJ, you can work with a buyer's agent who represents your interests. Ask about agency relationships early.

Touring and evaluating

  • Tour with a checklist: roof age, HVAC condition, water damage signs, and anything the listing photos didn't show.
  • Look at multiple properties before making an offer - context helps you recognize value.
  • Ask about property taxes, HOA fees, and utility costs for each property you're serious about.

Making an offer through closing

  • Offer strategy - your agent can pull recent comparable sales to help you determine a competitive price.
  • Inspections - always get a general home inspection. Consider radon testing (common in PA) and sewer scope if applicable.
  • Closing - PA uses a settlement agent or title company. NJ requires an attorney for the buyer. Budget 30–60 days from accepted offer to closing.
